Procedure: The property is being offered at public auction with online bidding, exclusively. A 10% buyer's premium will be added to the winning bid.

Agency: T&S Auction Service are exclusive agents of the Seller.

Down Payment: a non-refundable 10% Down Payment due at 3:00 pm on the day of auction, at the auction location, with the balance due at closing within 45 days. The down payment may be made in the form of a certified or cashier’s check. Personal check, or business check accepted with bank letter of guarantee, payable to T&S Auction Service Escrow. Your bidding is not conditional upon financing so be sure you have arranged financing.

Acceptance of bid: This is a public auction. The successful bidder will be required to enter into a purchase agreement at the auction site, at 3:00 pm, following the close of the auction.

Evidence of Deed and Title: Seller shall provide deed and clear owners title insurance policy in the amount of the purchase price (winning bid + 10% buyer's premium) at closing.

Closing: The balance of the purchase price is due at closing, which will take place within 45 days of purchase agreement. Seller pays for deed preparation & title insurance; buyer pays all other closing costs

Possession: Possession at closing.

Real Estate Taxes: Taxes to be prorated to day of closing
